  • PAPERWORK.  We will ask the vendor and/or real estate agent for the documentation needed. Check the legality of the home or investment and will make sure that the are in order. Make sure that there are no charges. We will draft the contract and will make sure that all the clauses are fair.
  • TRANSLATOR. Any Spanish-English translations of documents are included as well as a certified translator to sign the Title Deeds with the notary.
  • LEGAL ASSISTANCE ON COMPLETION DATE. A lawyer (not a simple legal advisor) will be by your side when signing the new Title Deeds with the Notary and will assist you with any issue that might arise.
  • POWER OF ATTORNEY. We could sign on your behalf with a Power of Attorney.
  • NIE NUMBER. You will need a NIE (foreigner identity number) for the purchase. You can get it at your closest Spanish Consulate or we can get it with a power of attorney.

  • SPANISH BANK ACCOUNT. You will need a Spanish bank account for paying for the price and bills. We will go with you to the bank or we would open it on your behalf with the power of attorney.
  • TAXES AND NEW OWNERSHIP REGISTRATION WITH THE LAND REGISTRY. We will make sure that the taxes are correctly paid and that the new Title Deeds are registered with the Land Registry.
  • REFERENCE VALUE FOR TAX PAYMENT. Every property in Spain has a minimum value established by the Tax Office. We will check this minimum value and will inform you to avoid any claims from the tax office.
  • PROPERTY SURVEY. We can help you find a surveyor if you would like to get a survey on the house  you wish to purchase.
  • PROPERTY EXPENSES IN SPAIN. Normally, the expenses are 12-13% of the sale price being the 10% transfer duty and the other 2% Notary fees, Land Registry fees, and  advisors’ fees (gestoría). For off-plan properties you will have the 10% VAT  and then the 1.5%  for legal documented acts, and notary fees and land registry fees and  advisors (gestoría).

  • HABITATION PERMIT OR SECOND OCCUPATION CERTIFICATE. We will liaise with an architect to obtain the Habitation permit.
  • TRANSLATOR. Any Spanish-English translations of documents  are included as well as a certified translator to sign the Title Deeds with the notary.
  • LEGAL ASSISTANCE ON COMPLETION DATE. A lawyer (not a simple legal advisor) will be by your side when selling with the Notary and will assist you with any issue that might arise.
  • POWER OF ATTORNEY. We could sign on your behalf with a Power of Attorney if you are not coming to Spain.
  • TAXES WHEN SELLING. We will calculate the plusvalia tax (capital gains tax) and non-resident tax (3% of sale price) if you are not fiscal resident in Spain. The plusvalia tax will only be paid if you are selling with a profit. If you bought the house  for more than what you are selling you do not have to pay plusvalia tax.
  • MORTGAGE CANCELLATION. If you have a mortgage with your Spanish home or investment  you will need to cancel it. We will help you with that and to obtain the mortgage debt certificate. If you have a mortgage, you will have expenses to cancel it.
  • EXPENSES FOR SELLING. The notary fees and land registry fees are born by the buyer. The expenses you will have will be the ones for obtaining the mandatory documents and for your taxes if any. If you have a mortgage, you will have notary and land registry fees to cancel it.
